Open Question: what are good places to advertise real estate for sale?

I have 60 acres of bare land and want to sell it. Half is woods and the other open. Can be divided into 20 acres 30 acres 40 acres or 60 acres. I have tried Craigslist but the quality of the people there are such that they feel they should get BIG DISCOUNT on everything they buy. I have sold many things on craigslist but all wanted to buy cheap. I had 10 people view my land from craigslist and wanted it too cheap. i am way below the market price now. I have a fish business and house started can go with it for just $3000 per acre and the woods for just $1500 per acre. That is a cheap price. Please can you think of ideas besides newspapers? Or if Newspapers WHAT 1s ? In 1987 i sold a farm by a USA Today newspaper ad for $300 a day in classifieds I was very happy. But now I do not understand USA todays paper? It has changed. How the New Deal Soaked the Rich, Middle Class, and Poor by Jim Powell, March 31, 2009 The New Deal was paid for mainly by the middle class and the poor. This was because excise taxes were the biggest revenue generators for the federal government. They applied to beer, liquor, cigarettes, chewing gum and other cheap pleasures enjoyed disproportionately by the middle class and the poor. Until 1936, excise taxes generated more revenue than the federal personal income tax and the federal corporate income tax combined. Not until 1942 — in the middle of World War II — did the federal personal income tax become the biggest revenue generator for the federal government. FDR pushed for higher excise taxes during his hallowed first Hundred Days. First came liquor excise taxes. Congress had already (February 20, 1933) passed a bill to repeal federal prohibition of alcohol in 19 states without Prohibition laws, and when this bill was ratified by the states, Washington would immediately began to collect liquor excise taxes — those taxes had never been eliminated. To raise even more money from the sale of alcoholic beverages, FDR secured passage of the Beer-Wine Revenue Act on March 22, 1933. The following year, on January 11, 1934, Congress passed the Liquor Taxing Act which nearly doubled the excise tax on distilled liquor from $1.10 per gallon to $2, and the wine excise tax was substantially increased as well. In addition, there was a $5 per gallon tariff on imported alcoholic beverages, and FDR wasn’t about to eliminate that. Besides liquor excise taxes, FDR raised excise taxes on tobacco and gasoline. There were more taxes during the Hundred Days. The National Industrial Recovery Act imposed a 5 percent tax on corporate dividends, and it reduced deductions for business and capital losses. The Agricultural Adjustment Act added a tax on food processors like millers which ground wheat into flour, and there were special punitive taxes on farmers who produced more than the government permitted; for instance, 33-1/2 percent of the value of tobacco above quota and 50 percent of the value of cotton above quota was taxed. Finally for 1933, there was a 5 percent tax on corporate net income above 12 percent of a corporation’s capital stock. All this was just for openers. The Revenue Act of 1934 raised taxes on people making more than $9,000. In addition, there wasn’t any provision for carrying forward net losses to future years — while FDR wanted to share in everybody’s capital gains, he didn’t want to share their losses. FDR increased the estate tax to 60 percent. And as if FDR hadn’t learned anything from Hoover’s disastrous experience with the Smoot-Hawley tariff, the Revenue Act of 1934 introduced tariffs on coconut and other oils imported from the Philippines (a goody for farm lobbyists). My mother is talking about going to an attorney to help her retrieve some money, but I'm not sure if she has a case or not. Here are the details: My great grandmother recently passed away (at the age of 99), leaving to her three children in her will a plot of farm land in central Iowa that she has owned for 60-70 years consisting of several hundred acres. I don't know the details of the sale, but I do know that the land was purchased at fair market value and the profits split equally among the three children. One of the children is my grandmother, who currently has very advanced Alzheimer's. My grandmother's husband now controls her finances (just some back-up info: my grandmother and her husband have been married eight years, he is a very wealthy former CEO of a Fortune 500 company, while she made a moderate living as a real estate agent). My mother's stepfather has informed her and her brother that when my grandmother passes, the proceeds from the sale of her mother's land will be given to charity and will not be passed on to her two children in the form of an inheritance. My mother is considering taking legal action, because she feels that the proceeds of the land should stay in the family and the decision to donate them to charity was made by someone without biological ties, i.e: my grandmother's husband. Not knowing family or estate law, I don't know whether or not my mother has a case, and I don't want her to spend money on a legal battle if it will be fruitless for her in the end. Does anyone have any kind of knowledge of this type of situation that would be helpful?I kind of agree with most of you, I didn't think she had much of a case. Unfortunately, I don't think she has a will, therefore it is my assumption that the husband would get all control. Resolved Question: Buying a Home, Tired of Renting?

My husband and I are full time parents and students. He is working on a bachelors in Geology as well as working on his Real Estate Certification to become an agent, appraiser, etc. to make some money on the side. We have been renting for over 3 years. We are young. Our credit isn't perfect, but it's not terrible either. We keep thinking about how wonderful it would be to have a home of our own. We think about how much money goes into renting a place, and it's so much money lost. We haven't been able to save anything because it all goes to rent then necessary expenditures. I'm wondering how we could go about buying a home. We both prefer a ranch type of lifestyle, I have noticed that a lot of homes that are farm homes or horse properties are up for sale and at very low prices. What are some things that we can do to start preparing ourselves for such a large hurtle? Resolved Question: I'm trying to preserve a parcel of land in Tuftonboro NH, before it is developed, can anyone help?

Hi, My name is Jacob, and I'm trying to preserve a 150-acre parcel of forest land in my community, Tuftonboro NH. It is a beautiful block of forest and wetland, all of which has been deemed a 'supporting habitat' by the New Hampshire Fish and Game Department in their Wildlife Action Plan. It is located at 167 Mountain Road (Route 171). Unfortunately, this land has been bought by a developer, Emery Farm Estates, owned by William Deyesso, and will soon enter phase 3 of the development process, which, as I understand it, is construction. I know that the conditions are far from ideal, but this is an important piece of land, and if it is bought and conserved, it will close off a vast amount of land behind it, preventing further development should that area also go up for sale. Furthermore, it is very near a large block of land in the Ossipee Mountains which was recently conserved by Tim Brown, and which is also contiguous with the conserved Castle in the Clouds land. If this plot was purchased and conserved, it could help in the creation of a larger greenway, which would be especially beneficial to various forms of wildlife. Thus far, I have tried my local Conservation Commission and several land conservation trusts but haven’t had any success. I could really use some advice, like if there are any possible ways to preserve the land beyond what I’ve already tried. If anyone out there knows something about this process, or has the ability to preserve the land through its purchase, I would love to hear from you. Resolved Question: Where to find Real Estate listings in the Philippines?

I already know the rules and laws about foreigners and owning land int he Philippines. That is not what I am looking to know. What I want to know is: What are some good sites that have real estate listings for Northern Mindanao and Misamis Occidental? I am looking for agricultural/farm land, empty lots, and/or houses for sale. Also please note that I am fully aware of the problems warned about in Mindanao, I do not need a bunch of warnings about this. I do read the local news, etc. Thank you in advance for any help. more

Voting Question: Land for sale for very long time. Why not lower the price?

5 acre field across the street from me has been up for more than a year. Listed, and I suspect, owned, by a small-town real estate. Originally slated as a small apartment complex, townspeople fought at townhall and plans were cancelled. Surrounded by cornfields and a few houses on about 3 acre/each. I had a nosy friend call when it first went up (after Apt plan was cancelled) and the real estate owner (an elderly woman) quoted an extremely high price for this rural area of upstate NY (about 16K per acre). I want to start an apple orchard and it would be nice to have it be across the street. I am afraid of offending this woman who seems to think all she has is extremely valuable (judging from listing prices of other things in town, her things never sell). She does not list through MLS. I think she owns what she lists. I have compared the lot to similar lots in this and neighboring towns, and I think a fair price would be closer to 5 or 6K per acre. Should I take a crap shoot and call her to ask about this land, and give her my "homework" on similar property without sounding too eager because this one is conveneint/close to me? What approach should I take? (Like, to convince her that it would be more profitable for her to sell it at a much lower price) More info: she has posted a large sign "Industrial Zoned" on it, and yet it is on a small rural road, and the closest "main" road has lots of vacant fields up for sale, why would anyone want commercial there when they can get more visibility? Plus i know the townspeople would fight a commercial or industrial application here. Should i just be honest and tell her I want a small farm? Should i tell her I am a local or would that make her think I was one of the "enemies" fighting the development a few years ago? (I signed a petition but did not fight at Town hall) more

Undue Influence Conrad Schaneman Sr., had eight sons and five daughters. He owned an 80-acre farm in the Scotts Bluff area of Nebraska. Conrad was born in Russia and could not read or write English. At the time of the conveyance, Conrad was over 80 years old, had deteriorated in health, suffered from heart problems and diabetes, had high and uncontrollable blood sugar levels, weighed almost 300 pounds, had difficulty breathing, could not walk more than 15 feet, and had to have a jackhoist lift him in and out of the bathtub. He was for all purposes an invalid, relying on Lawrence for most of his personal needs, transportation, banking, and other business matters. Resolved Question: A question (or two) about Zoning Ordinances?

I want to get chickens, so I looked up our zoning info. This is what the Zoning guide says for the "Estate" Zone, where I live (in a list of allowed activities): g. Agriculture, which in this district shall mean the cultivation of the soil principally for the production of food products, but shall not include the following: (1) The feeding or other disposal of community or collected garbage. (2) The raising or dealing in poultry, or any animals for business or commercial purposes, except as incidental to a bona fide general farming operation. Said animals or poultry shall not be housed, stabled, kenneled or yarded closer than one hundred (100) feet from any residence other than that of the owner or user of the property. (3) Buildings or structures, and the sale of agricultural products produced soley on the premises, are considered agricultural if located on a lot containing not less than five (5) acres of land area. The general interpretation (by my friends) on this was that I could have chickens, but not for commercial purposes. However, in the guidelines for the "Residential" zone (I see no difference between my zone and this one, I live in a normal neighborhood, not a subdivision) they say right in there that chickens are allowed. What's your opinion on all this? Should I call for clarification? The only problem is, I'm worried that I'll get a no, and they'll close the loophole. Should I go ahead with the chickens? Resolved Question: Need real estate advice from experts (attorneys, etc.)...?

My parents own a farm and made an agreement with an adjacent landholder to purchase some acreage on land contract. They have been making payments for some time, as well as separate payments to cover the taxes on the property. Last year, they found out that the owner had not paid the taxes on the land, and it was being foreclosed by the county for back taxes. I did some investigating and found out that there are also thousands of dollars of liens against the owner, but the liens were not put into place until a few months after the legal land contract. The owner entered into a payment agreement with the county, but soon reneged again, and the property was going up for sale for delinquent taxes. My parents stopped making payments at this time because they felt they were wasting their money, and we made plans to try to purchase the property at auction. At the last minute, though, the owner somehow came up with the money and paid all the taxes owed. However, in spite of my parents' attempt to contact them and messages left, etc., they refuse to return phone calls. My parents offered to pay them the remaining amount in full, but they will not respond. These people also sold some other land nearby to a neighbor. The neighbor paid for the land, but the owner refuses to give them a deed. He has even been ordered in court to give them a deed, but has not complied. He lives in a different state. At the most recent hearing, the judge ordered him again to provide the deed. At that time he said he was filing bankruptcy. I don't know what that has to do with why he can't provide the deed, but now we think this will allow him to keep the land, or even re-sell it, and be free from his liens. Need some advice or help. Some way to get around this. more

Every time I drive through Ocala, Florida on I 75 I always pass by this gorgeous plantation style house. It's of course the typical Ocala estate, large white brick entrance, up on a hill, large acreage, and horse farm. And I always want to know who owns this; I've recently heard that it was for sale. I just want to know the history behind this house. I have no other details about this house. Resolved Question: What will be the baby boomers effect on real estate?

We have arrived at only the leading edge of the "baby boomers" moving on to nursing homes or the great unknown. This Group began with the end of WWII and has shaped the economy ever since as they move through the phases of life. Now they are entering the finial phase. Many of these persons own a home or reside in a single family unit. With their passing a new empty home will be on the market. Either for rent or for sale. In my own neighborhood I have noticed not only more house for sale then ever but many that are just sitting empty. The homes sitting empty are the ones that worry me as they invite crime and will degrade over time. We all have seen a farm house along the road rotting in place. The same processes are now working on houses in my neighborhood and I speculate that it's going on in most or at least many communities. The true value of a home cannot be determined in dollars, but many see their home / house as an investment. I believe these people are going too disappointed in their return. i currently doing a legal studies assingment for grade 11 the case study says Calvin jones, a 78 year old alcholic, was during a drinking bout, induced by Daniel Colby, a real estate agent, to agree to sell his farm for $150 000. This was $80 00 less than its real value. Colby's solicitor drew up a contract also providing for $5000 deposit and generous terms of payment over 10 years. Calvin signed this contract without receiving independent advice. later, upon sobering up, Calvin refused to complete the sale and was sued by Colby for specific performance? Resolved Question: How should I handle a land dispute?

Hello. I am 23 and my older brother is 27. When our grandfather passed away a number of years ago he left his farm to us, jointly. As his only grandchildren, and to avoid any conflict between his 2 children (my dad and my aunt). At the time he apparently thought that it would also be of better value to us and that maybe we may want to develop or live on the land, or whatever. The farm is in Arkansas, near a pretty small town, and far from any major towns/and cities. Since my grandfather passed away years ago, my Dad has pretty much leased out the land and renters have lived in the house, infrequently and improperly overlooked, but there have been people there. Until now neither my brother nor I have been interested in doing anything with this land. Now about my brother: we are opposites, he does not care much about people, only himself. He swears a lot and seems unhappy about everything.He constantly gets involved in barfights; likes fighting with anyone; smokes weed; drinks A LOT and just has an overall nasty way about him. I have put myself through school, I work hard to stay afloat like most people and I try and get along with all people, including my brother who always ends up cussing me out over the phone causing me to hang up. So I moved to Oregon recently and my brother phones and tells me he wants to sell the farm. I have no real need to do so, and I have no real need to keep it either, but that it may have sentimental value for my dad. I asked my brother why he wants to sell so badly, but he is very evasive and pretty much tells me I just need to sign over my part of the title deed and he will send me my share of the money.Oh and he is using his lawyer buddy to help him (a guy i dont trust at all) Unfortunately I know I will probably not see my 50% share of the sales if wego through with that plan. And also, as I said to him, this is the worst time to be selling any real estate, there is no hurry, wait till the market improves etc. But then he gets all angry and swears at me. Now this has been going on and off for a number of weeks and the more he is forcing the issue the less I feel like going through with it, and I feel irritated when he calls because it always ends in an argument.Tonight he called and said that he will sue me, so I might as well get ready to go to court. Resolved Question: Can a creditor force open an estate?

My father in law recently passed away and fortunately had all of his assets were taken care of by non-probate transfer, meaning there will not be an estate with the Court. Unfortunately before his passing he racked up over $300,000.00 hospital bills, he did not have insurance. He does have quite substantial assets, but most of them are in farm land. Can the hospital open a creditors estate and force the sale of the land? Has anyone ever been in a situation like this? The family wants to pay the hospital, just maybe get them to settle for a lesser amount. Does anyone think this is a possibility? And, please, no sarcastic answers... We have an appointment wih a lawyer a month from now, but everyone is fretting over thinking the hosiptal will take the land. I just want an idea of what to look forward too.... more

Hello, A friend of mine has decided to sell her 1790's farm house in Northern Connecticut and is quite flabbergasted as to what to do. The house is in dire need of TLC, the funds are not available to redo the place. Has been appraised at $400,000 with an acre of land. The House was remodeled in mid 1800's and in 1950's there was a 2 room addition put on, The house still has many of the original features, including, old, large American Chestnut beams, 3+ fireplaces, floorboards. What I'm asking is for any advice that could help in the sale of this property. She would like some opinions prior to going to a real estate agent if need be. more

Ok, I'm having a hard time with my real estate agent. I am selling my house and buying a farm that belongs to her nephew and she wants me to keep dropping the price on my house but obviously wants to get him top dollar. I'm as thick as shit with numbers so please help me on this one. My house was was sale for $199,500. We dropped the price to $193,000 - what is the total percentage that we dropped it by? The farm dropped their price from $337,000 to $331,000 - what total percentage was that dropped by and if it were to be dropped by the same percentage as out house - what should that be? We told the agent that if we dropped by 3%, they should do the same. Looks like we dropped $6000 and they dropped $6000 - not the same percentage - the woman is pissing me off because she's all about selling the nephews farm, wants to lock me into a 90 contract with a kick out clause for their benefit and as my husband is overseas and I have POA, she keeps pressing me, saying I shouldn't needto consult with him, I just need to renew the contract. We previously had one for 60 days, my house never sold and so that contract expired. She's now calling me 4 or 5 times a day trying to get me to sign this new one. If we don't make a certain amount off this house, we won't have enough money for a down payment plus fencing, machinery etc. ThanksI should add that she never told us it was her nephew's place until after the fact. He is a horse shoer and I asked his last name, same as hers and then she said he was her nephew. He's getting divorced and she hates his wife and wants them divorced and moved out ASAP and she just needs us to make that happen. more

We did this as discreetly, as efficiently and as cost-effectively as possible.” For users like Reid, the tests provide easier answers to one of life’s crucial questions — Who’s your daddy? — said Douglas Fogg, chief operating officer of Identigene. “Everyone is purchasing the tests because they’re curious,” said Fogg, who expects to sell at least 52,000 tests this year. “They’re looking to establish questions about their own child or their own paternity.” But for genetics experts, drugstore marketing of DNA testing raises questions of accuracy and ethics. “From our perspective, direct-to-consumer genetic tests raise all the same issues for lax government oversight, potentially misleading or false advertising and the potential for making profound medical decisions on the basis of poorly interpreted or understood results,” said Rick Borchelt, a spokesman for the Genetics and Public Policy Center at Johns Hopkins University. At the very least, the kits have the potential to complicate the lives of the people who use them, legal experts cautioned. “We all need to take a step back and realize that this is different than many tests that you take,” said R. Alta Charo, a professor of law and bioethics at the University of Wisconsin at Madison. “This is a life-changing moment.” DNA tests join other diagnostic tools The paternity kits have taken their place on store shelves next to other diagnostic tests that don’t rely on DNA, including those for pregnancy, HIV and blood sugar, said Michael S. Watson, executive director of the American College of Medical Genetics. Unlike genetic tests for health conditions, tests that use DNA to determine paternity are fairly simple to provide and fairly easy to interpret, said Watson. They're subject to limited oversight, however, with no review required by the Food and Drug Administration and no certification required under the federal Clinical Laboratory Improvement Amendments, or CLIA. The Identigene kit includes swabs for collecting cell samples from the inside of the cheeks of the child and the alleged father. Collection of the mother’s cells is optional, but strongly recommended to strengthen the results. The swabs are packaged and mailed to the Sorenson laboratory in Salt Lake City where they’re analyzed. Cast your vote Are at-home DNA paternity tests a good idea? The Sorenson lab is accredited by the AABB, the agency formerly known as the American Association of Blood Banks. Results are reported online, by phone or by mail in three to five business days. They come back as a probability figure that verifies paternity with 98 percent to 99 percent accuracy, Watson said. Total cost is about $150, including the price of the kit and a $119 laboratory processing fee. For another $200, users can purchase validated tests that meet legal requirements for determining paternity, Fogg said. Court use questionable But Susan Crockin, a lawyer who specializes in reproductive technology, said consumers shouldn’t count on the tests standing up in court. Video Who's your daddy? Instead, most are looking to answer social questions. And that's where the complexity comes in. Because the cell samples are taken in private, there’s the potential for fraud and deception, noted Charo, the ethics expert. “I can imagine rather peculiar circumstances in which somebody has a swab taken without their knowledge,” she said. “It raises questions about informed consent.” Even when people do consent, the results can be unsettling. Watson estimates that between 5 percent and 10 percent of genetic tests he's conducted show a child is not related to the presumed father. “It could break up families,” Watson said. “Some will be broken because that was the goal. Others will be broken up and that wasn't the goal.” But people who’ve used the at-home tests swear by the ease, the accuracy — and the results. After 20 years, a mystery solved For Reid, the paternity test opened the door to a new extended family. He’d always wondered whether the baby born to a former girlfriend was his, even though she insisted the child was fathered by another man. When the girlfriend contacted Reid on Facebook last summer, the pictures she sent of her oldest son raised the question anew. “My wife, said ‘Oh my, that’s you,’” said Reid, a nurse. Internet research pointed Reid to the Identigene test, which was cheaper and more convenient than other options. With cooperation from his former girlfriend and her son, they all took the tests, with results that altered everyone’s lives. “Our newest son has a family he never knew he had including grandparents, aunts, and three younger brothers who are all very excited to meet him,” Reid said. For Fred Turley, 55, the DNA test confirmed what his companion had told him: the 4-year-old girl he helped care for was not his. The news was disappointing, but clear, he said. “The bottom line is, I don’t have to live with the uncertainty about her being my daughter and wind up in a fight just to find out,” Turley said. “This won’t change how I feel about the girl. It will just remove what had become a major concern.” For Wendy Lieb, 41, the DNA test restored her 20-year-old son’s future. He’d already quit college, taken a job and assumed the responsibilities of pending parenthood after a girl he had sex with at a party claimed she was pregnant with his child. Lieb is relieved for her own child, of course, but also for everyone involved. As difficult as the situation has been, she said, it will be easier for them to adjust now, rather than years later. I grew up in Arcadia WI, and moved away 20 years ago for work. I would now like to purchase a farm in the area and return home. The problem is finding a farm for sale, at a price I can afford. The real estate agents pump up the value to earn a better comission. There are Farms being sold in my price range, but these are all bought and sold by word of mouth.
