Welcome to Repair Garage Door Answers
Open Question: How can I convert a playhouse into a bedroom?
It will take a lot of work! I'm not going to do it anytime soon because it needs a door and the roof fixed (a storm had a limp fall on it). Once it is repaired, I want to give my little brother his own room (he shares with the sunroom in the back of the house) and since I won't be living at home except every other weekend and summer, I won't need the room, plus I DO NOT want to share with my little sister. Anyways :P The playhouse is really small, (Width is about 5 feet and length is 10 maybe?) but that's okay because all I do in my bedroom is lay in bed and read. So all I need is a bed, storage, light, and I'm good. I can get electricity from the garage. 1) I need a bed of some sort that I can fold up so it only takes up room from when I'm sleeping. I have something like that, so I *might* use it. 2) How can I keep bugs out? 3) How can I get used to sleeping in it? 4) Any tips on making it roomy? THANKS(:**It's also about 5 feet tall (the inside) Yeah it's small but I won't be in it a lot :P***I'll say one more time.. THIS IS A PLAYHOUSE. not a dorm or house. It is very SMALL. moreResolved Question: My teant cause over $9,000 damages.?
I bought my house 5 yrs ago (brand new home) but, due to the work condition I had to leave to out of country. we lived less than a year. I came back and the tenant left my house like 'sh*t hole' (pardon my spanish ). If this is normal wear and tear, I wouldn't even care. Contractor came in and gave me over $9,000 repair cost. Holes on drywalls, broken washer and dryer, two dogs shitting all over the house, broken garage doors, a truck load of garages, took all my tools, broke two doors and too may things to mention. Because they are parents of my friend, I didn't write any lease agreement with them (because I trusted them). Now, they are telling me that because we didn't have the agreement, they said that they can't pay it. I tried to be fair we them and tried to talk instead of taking any law action. Paint job will cost me over $3,000 and just spent $1,000 for cleaning carpets. (I will take this as normal wear and tear.) However, they still need to pay me for any other charges. Can any one give me some advises? I was going to take this to collection agent to handle it. (I will give up the money but, want to screw their credit instead.) If I take this to small claim court, it will take too long. One more thing, I found out today that their step son grew 3~4 marijuana plants in my back yard and police busted him and took it away. (I had no ideas about this until my neighbors told me today.) Please I need your help.....I do have rental insurance. Would it make any differences? moreResolved Question: can a real estate agent acting as a property manager. do nothing about upkeep and be a slumlord without?

I an 20 years old, and work in an office. I'm a cute, good looking girl who dresses nice and I do get compliments on my looks... There is a man who is 48 and works next door to my office in the garage with things like auto repair, etc..He has very good looks and is very active so he looks and acts much younger than he is. For 2 years now, I always sit with him in a back room for our morning coffee break and lunch hour. Last year, he started complaining constantly about his wife.. I never say anything, just listen to him. Today, the conversation switched from just complaining about his wife, and he was saying things to me he never had before. He said: "I think my wife is having an affair." I just gave a dissapointed look and said "I'm sorry to hear...what gave you this idea?" he said: "She hasn't wanted sex in over a month..I think I know for a fact she's cheating. It's hard on me, because I work out so much and for a man my age I have a very high sex drive." ..at this point I felt a little uncomfortable. I just laughed and tried to change the subject, but he just wouldn't shut up. "I'm thinking of just doing the same thing she is...there's websites online where people just want to have some physical fun. In a way, I think sometimes cheating is just like two people doing eachother a favor. It doesn't mean anything..I could have sex twice a day ever day easily, what about you? I'd like to know a woman's opinion.." I said, "Well, I don't even think about sex much anymore..I haven't been with anybody in a long time." (My fiancee is in afghanistan in the military, so I have zero sex life. I also didn't want to tell him how often I like to have sex....) Around this time, our other friends walked over and we talked about other things. The rest of the day, whenever i would walk by he would stare at me like never before...and I caught him actually stop what he was working on to watch me put chapstick on...ugh this is so uncomfortable...I would NEVER be with a man older than my own father, I have a fiance who I am in love with, and I am NOT inteested in this man at ALL..what should I do?? He's just suppose to be my office friend... :-( moreResolved Question: What can I do if my car insurance company denied my claim for inconsistency in my report?
Im going to lay down what happened and I would appreciate your opinion. It started when my 2007 gs eclipse clutch gave out the dealership close to my house wasn't a very professional looking place when it came to their shop they mistreated the cars that where there and had old rusted cars parked in their lot. So, I did not want to get it repaired there, I made a big fuss with mitsubishi but after sitting the car in my lot for 2 months I lost my job and I had to get it fixed there anyway cause of warranty issues and I needed my car to look for another job i'm a truck driver that's why it took 2 months and my car had 7000 miles on it i hardly ever used it. I noticed that after I had it back the cruise control wasn't working I didn't take it back because of the fear of something worse happening to it. My mom suggested that I get repair by my cousins husband so my mom handed me her cell phone called him and told me to bring it in the morning because he worked all day til 7pm and if i couldn't get to him to leave the key under the plant in front of the garage door (that call was on 6-24-09). I tried to get there early enough (6-25-09) but i missed him and no one was home so I placed the key under the plant and left I told the police officer that I had made a call to him after dropping the key but the phone number to reach him was on my moms cell phone. I thought I did I couldn't remember because I came back a day later for the car. After I walked home I thought id leave it there a day so he could find the problem, since he gets home at 7pm. When I got there on 6-26-09 my car wasn't there and they said they never saw it there so i called the police to see if it was towed it wasn't and the key wasn't there either, police came over and took my statement but on the report he stated that the car was stolen on 6-26-09 and the phone number I used to call to tell them I was leaving the car there was written down wrong. The insurance company said that the inconsistencies where that I did not use my cell to make a phone call on the 6-24-09 or 6-25-09 I told them that i used my mothers cell phone in the oath recorded meeting they recorded my statement a week after i reported my car stolen and i failed to tell them i used my mothers cell phone but they didn't ask and I also told them I called when I placed the key under the plant but I was confused because I had called my cousin twice on 6-24-09. I never failed to make a payment on any of my bills and i have good credit score I'm in fact almost done with my car payment. They also brought to my attention that I tried to sell the car but i have proof that i've been trying to sell my car since 2008 and there was a buyer and i have his emails that offered to buy my car with a $1000.00 profit for me. please tell me what do think i should do about this situation?ans. 1l: I got a loan from the bank to purchase the car in jan 1-07 ans 2: I have full coverage still paying the monthly payments from insurance theft, comprehensive bank would not give me the loan otherwise ans 3:car was parked on public street in front of my cousins house I locked and windows where rolled up car had automatic lock after 5 mins also. ans 4: My cousins house has a fenced in lawn the entrance to access the lawn and to the front door is through the drive way in front of the car garage door I heard that if its a fenced in lawn your allowed to release your dog in the front lawn so I think its private ans 5 & 6: I called the police 6pm 6-26-09 I did not manage to get police info but im sure its in the report ans 7: I did get a police report insurance company asked for and I provided right away but it seems they only gave me the first page. Also the car was never recovered so its not certain they used the key my cousin has little kids that could of found it first. moreResolved Question: 48 hours to report an accident to the car insurance?
My gf had a car accident on Wednesday. Her car got clipped by an oncoming car on a narrow country lane they both received some damage and neither admitted fault. They agreed to pay for each others damage and avoid the insurance company hassle. Thats the last she heard for Wednesday Thursday: Gf then asked for quotes on repairs, the girl has come back saying that her bf has took it to a local garage and quote was £800-£1000!!! This is for damaged wing mirror, scratches to front and rear driver side door, paint work and supposed chip in driver-side window. My gf can in no way afford this so she has said to her that it needs to be delt with by the insurance. She tried to report it that evening and into today (which is past the 48 hour window) via there supposed 24hr number but it says to call during office hours! Pray for her.?
My mother lives with my brother. He and his wife does not have a car. They both work 1 hour away from home. They borrowed my mom car everyday to get to work. one day my mom wanted to use the car to get some personal items for herself. When she arrived at home, she decided to back up the car in the driveway. She reversed so fast that she hit the garage and put a dent on the garage door. She went inside to let her son my brother know what she had done to the garage door. He was very upset and so was his wife. They told her to pay to repair the door and she said she does not have any money. So he told her to call her insurance company to put in a claim. She did and couple weeks later she got a bill from the insurance stated that her auto insurance is going up $300 more. What should she do? And do you think it was fair they told her to do that. What other option did she has. Please help.thank you for that answer, however, she is living there and paying rent.yes thank you for notice that she is abuse. however she does not have a place to live.she is not 80yrs old. she is 63yrs old.my mom lived with me twice and it did not worked out. my brother and his wife cannot have kids.my mom did not take care of him when he was a kid. moreResolved Question: why is my landlord bringing insurance adjusters to the house?
We've had issues in the past of repairs not being done in a timely fashion and me having to wait 3 and 4 months for things. I contacted L&I on her about 2 months ago because I was dealing with a heavy mice infestation. I'm never home, I work 9-5 and go to class 6-9 and its been that way since Ive moved to her house. She was pissed about this and sent me a notice of 'non renewal of rental agreement' forum. I dont care that she does not want to renew the lease but recently she has been bringing insurance adjusters to the home. I was not at the home the first time but my mother was. She informed me that my landlord was telling the adjuster that many of the repairs she did on the home were because of me. When I first moved here we did a three month walk through and I informed of every single little thing that I thought didn't look right. She has carving on her door from the kids who live across the street and garbage dumped at her garage door. She wrote in the lease the back door and garage were not apart of the lease so im not cleaning any of that up. I dont have a way to access the back of the house because she has blocked it off to me completely (I knew this b4 renting the home and was ok with it) Now all of a sudden she wants me to clean it, pay for exterminating, pay for repairs and such. What is going on here, whats with the adjuster...any info would be greatly appreciated! moreResolved Question: Where to get home repair grants?
I am not old enough to get senior grants and I am on disability so I can't pay someone (and I have had calls from people willing to look for grants for me if I pay them money each month they search) to search for grants for me. I don't get enough money for a loan and have bad credit. I don't even have enough money to eat right let alone pay back a loan. I don't know how those television (like fix this house) work. They never say if you have to pay for it or if they do it. Anyway, I live where grant money is scarce and I could probably ask every celebrity out there for help and get no reply. I need a new roof and flooring as well as an electrical box for my dryer, also a new garage door. I live by myself and have advertised for a housemate but there is only one bedroom on main floor and the two upstairs are full of storage stuff and junk which I cannot get anyone to help fix them up for bedrooms. I need help! I don't know what the community guidelines are. I just know that I have been to county commissioner who sent me to department of development who had me fill out papers for(she said) a grant with the USDA Rural Development (they were loan papers and I was turned down. I wrote them myself and was told I wasn't old enough to get help from them and did not have enough money to pay back a low interest loan from them which I already knew or wouldn't be trying to find a grant). In answer to one person who kindly answered my question. I have no family that can help me or I would have mentioned that in my question. If I did have family help I would not be looking for grant money to help. I was given this house by my step-mother long before she died because I have taken care of all my parents here until they died. This house was first my mother's who I watched die day by day at age 19-20 of lung cancer in 1977. According to papers I have found, my parents bought this house in 1972. My wish is to keep it as the family home and pass it on to my only child so that no one in my family (what little I have) will never have to worry about being homeless. Yes, there are community grants but I am having trouble with finding and getting them before the money is used up on people who have old metal plumbing and other things that are(in my eyes) less severe than a weakening roof. moreResolved Question: My neighbors are running a business from the garage of our apartment building, and they make CONSTANT noise...?
I live in an apartment building in Seattle, WA. My neighbors seem to be running a business out of one of the two garages in the building, with maybe five men working. There are cars going in and out all the time, with people dropping them off and picking them up later, so I think it may be an auto repair business. There is nearly CONSTANT noise coming from their garage - banging, grinding, shouting, whistling, loud music, you name it. Plus, I can sometimes smell strong fumes (perhaps paint fumes). It is driving me absolutely crazy! This has been going on since I moved in almost two years ago, and I'm fed up! Is what they're doing legal? How can I find out? How can I get them to stop without directly confronting them (we live next door to each other, so I want to remain completely anonymous). I'm usually very easy-going, but I have to admit that I want to get their business shut down! How can I do this?I don't know if they have a license/permit or not. How can I find out? moreResolved Question: Can a real estate person be sued if they didn't give you the best advise and you paid too much for the house?
I never purchased a home on my own and did purchase the first home since my husband passed away. I didn't know much about buying a home and asked the real estate person many many questions. The only homes that my husband and I purchased were from the builder of the homes and this purchase was going to be the first home purchased from another home owner. The seller of the home was my daughter best friend from college and the real estate man gave her and her X-husband the finder's fee for the house which came to $17,000. Being that this was the only home I ever purchased from someone who lived in the home as we always purchased new homes, neither my daughter or I knew that you didn't have to pay the asking price when buying a lived in home and you could try getting a better price. The real estate man never ever mentioned this to me even though he was representing both the buyer and the seller. He never recommended another price or told us the home isn't worth that much at this time when the prices dropped; this was in Sept. of 2008. We were just too stupid to know and under a lot of stress to move out of the condo we lived in. When we made our walk through the morning of closing, there were so many things that were not even done that the builder should have finished in this 3 year old home. There were windows without any hardware, a broken garage window; the replacement microwave was one of less value, the screen to the sliding glass door was missing, there was a hole in one wall plus some other little petty things. The person doing the closing for me was a college friend of the real estate man and as my daughter and I were making our walk through, the man was waiting for us to come to closing. Whenever I pointed something out to the real estate man, he would make light of it and tell us that the seller of the home or the husband would sue us if we didn't close on the day we planned. I paid the asking price at the time when homes were starting to lose their value and the husband of my daughter's friend wouldn't do anything and neither of them were at the closing and my daughter's best friend was not involved in any decisions as her X-husband wouldn't allow her to be as they were going through a divorce. I feel the real estate man made very little of some of the items that needed repairs or replacement because they weren't even there. . Since I purchased this home, my daughter moved into the home. We had already moved a lot of our items to the home and put them in the beautiful finished basement. All of a sudden my daughter picked up a musty scent in the basement and anything made of material was smelling musty also. The home had brand new carpeting and wood flooring in the basement and now now the carpeting had a musty scent. . Who wants a 3 year old home with a finished basement that has a musty scent. Since my husband and I always purchased new homes and since I asked the seller of the home, my daughter's best friend if there was anything wrong and she told us no, I didn't know much about getting a building inspector to come in and check the home out and the real estate man didn't tell me how necessary it was. . The home I purchased without an inspection cost $740,000 and it is almost 2 years since I purchased it. Since I never sold the condo I was living in, only my daughter went to live in the home that I purchased in August of 2008 and the problem in the basement wasn't noticed until we closed on the home even though my daughter visited her friend very often she never picked up a musty scent before. I am not sure if a house could have been perfect before the sale and afterwards have a musty smell in the basement but this is what is happening. After purchasing this home I started watching some TV shows like "Flip this house", First Home Buyer, and many of the shows on HGTV etc. After watching these shows, I couldn't believe that the real estate man didn't insist on our getting an inspection since we were not engineers or builders and couldn't tell if anything was wrong with the home except the very evident items that were missing. I feel since the real estate man gave the finder's fee to the couple selling the home, he didn't give me the much needed advise that we certainly needed. We didn't want to close and were walking out of the real estate office but the real estate man scared us into closing because he said the seller would sue us and could end up keeping our deposit which was 20% of the price. Any advise would be appreciated as to whether or not anything could be done about this home I paid too much money for and for the behavior of the real estate man and the husband of my daughter's best friend who wouldn't even replace the screen or put hardware on the windows. I have a 98 honda civic LX 4 door. My brother gave me this car for free a few months ago . It Has been going great since. It only has Approx. 181000 km on it and no accidents. I Went to MR.Lube where I usually go when I get my Oiled changed. They Offer other Services like Cleaning the Gas line and stuff like that. My Brother always used to bring this car there and there never were any problems. So Naturally I brought my car back there because they had a good reference. I Asked them to do the "Fuel System Cleaning" and the "Transmission Service"(Costs are 99.99$ and 69.99 Respectively). Everything was done accordingly until the end of the services. But as i got out of the Garage . My transmission fluid was leaking so they told me to come back in. After 5 minutes of me waiting in my car. They finally informed me that they had forgotten a wrench on the caution line around the pit and that it cracked my transmission when i got up onto the Tracks. They admitted it was 100% their fault and agreed to get it fixed at their expense. and that they would also rent me a car till i had my car back after repairs. THE PROBLEM Being on a saturday when this happened (jul17th 2010) naturally a lot of car rentals were not open. But He found one budget to have an available car for July 18th at noon. I agreed to wait till then for the car. so he told me . "call them tomorrow and they will rent you a car at my expenses." So i called today and the minimum age for car rental is 21 and i am 20. so they could not rent me the car. So i called The manager at MR. Lube And i cannot reach him since hes gone on a fishing trip and now im stuck with no car when i really need one to go to work and enjoy my 2 days off but im now stuck at home doing nothing. My Question is: What can i do about this situation. Should i ask for a refund for the service?. Would I Ask for More since they couldn't honor their promises and are doing nothing about it? What Would you guys recommend Doing? moreResolved Question: how to repair a garage door opener?

And other concerns.?
Ok I moved into a house that is on 20 acres of land. The landlords family lives next door. We agreed that the landlord would keep some personal belongings in the garage until he was able to get it shipped down to him. Since then the neighbors ( landlords wife's parents) have came over and went through the garage and took a bunch of things. The landlord husband said to put a lock on the door and not to let them take anything. The landlords wife said to let them. Now they are coming over and taking fencing that was suppose to be for our garden in back, and grills that were buried in the ground. A playhouse that was left and was told to us by the landlord our kids have access to all the toys left in the yard. Pretty much anything they want. And saying it belonged to them. Now the male landlord and female landlord are divorcing. I am feeling like we are being invaded. I dont feel like we have any privacy. And I dont want to be responsible for the stuff missing. The female landlord called me one day and said my kids needed to leave her kids stuff alone. Which my children have only played with the toys outside that the male landlord said they could. I dont know what to do. And now the female landlord who is getting this property said that she dont have my security deposit and she will not be responsible for it until she gets it. Pls give me some advice. I have so many issues. The house needs tons of repairs, we are allowed to do minor maintenance and improvements not to exceed $100 a month w receipts and deduct off rent, we have done some. Now we have a repair that will cost more the female says dont deduct off rent she will get someone to do it. It has been almost 2 wks now and nothing. Our lease states that we CAN deduct up to $100 off rent each month w/ receipts for maintenance and improvements on the house. We agreed to that because the house needed so much work when we moved in. anything over that I have to get approval from Landlord. That was in writing, the lease itself states that the owner of the property aka landlord is responsible for all repairs. The male( husband) landlord is now no longer responsible for any of it. As the court ordered her the house. We are planning on breaking our lease in a few months when we have the finances to do so. Everything happening here is just absurd. I asked her if she wanted us to fix it 2 weeks ago b4 we paid rent and she said No she will take care of the repairs. Here it is 2 weeks later and no contact from her at all. Also the female landlord is not next door her and the male is both in Hawaii. It is her parents that are next door that keep coming over taking things. Now that she is court ordered the house it makes her my landlord now. Can she request her family come over all the time and take things? I just wished they would get all of the stuff out of the garage and out of my hair. It is becoming too much of a problem. moreResolved Question: What do you think is the best way to give a cat a pill?

So my friend is a complete hoarder and she refuses to fix up her house. The city inspector has come by three times demanding repairs on the house yet she won't get off her butt and do them. I know that some of these list items are just things that need repaired, but all things considered is this enough to have her house condemned or deemed unsuitable to occupy? This house is absolutely appalling so I am wondering if it would be possible to condemn it. 1. The stove is broken and in the winter, mice live inside of it. There are dead mice in the stove. 2. The heating unit is completely broken. Winters consist of nothing but sweaters. 3. No air conditioning. 4. When it rains the basement floods and the basement is covered in mold. 5. There is tons of mold in the bedrooms (2) and the bathroom. In the shower there is a huge hole in the wall and the bathtub leaks into the basement. There is mold coming from behind the shower walls and the caulking, and you can see the mold bubbling behind the wall. 6. The garage doors and the siding on the house are rotting. 7. The house is ridden with fleas and there's old cat pee and poop all over the floor. 8. There is a hole in the side of the house where cats and possums get through to the basement. 9. There are exposed wires coming through the walls and just hanging there. 10. There are holes in the walls. 11. Windows are broken. 12. The toilet is broken. These are such deplorable conditions and I don't know how she can live in filth like this. I know it's not MY problem but I am definitely concerned. Every bit of feedback will be appreciated.Thank you all so much. moreResolved Question: Which one; mobile, manufactured or modular home?
The 1979 home I bought in 2000 has appreciated 400% in property tax assessment done by the city and real estate market in my area. I am getting a home equity loan to do energy star upgrades and repairs. But my insurance company will only cover my home for part of the cost of a new one and the loan is at a higher rate because it is considered a mobile home. There is a basement access door and stairwell option in my house not being used for that purpose because I there are no basements allowed in mobile home parks. If I have that feature option in my home does that make it a mobile home, manufactured home or a modular home? I know the house was put together in pieces but if it was just two pieces or more I do not know. It is 70ft x 30ft with garage attached later. The width is 34 ft not 30 ft.In Canada and especially my province, manufactured and mobile homes appreciate in value, due to huge economic growth and influx of trades people and new businesses immigrating from other countries and provinces. The lot is leased. I have been in this duplex for almost 4 years, and always been on time with my rent payment. My garage door opener recently stop working. I have contacted them 4 times in 8 days. I have no direct contact with repairmen... only an answering service that "relays" the message to the repairmen. They can do nothing more than to keep sending the messages to the repairmen. When I ask for the repairmen phone number, they say they can only transfer me to their voice mail. So I left a voice mail, but have no response. It seems they are deliberately ignoring me. I pressed the electric window button and the drivers glass window fell into the door. I thought it had smashed so called Autoglass who arrived to repair. However the repairman found the glass was intact but suggested the electric motor was broken. Therefore he disconnected and put the window glass back in place. The only problem is obviously I cannot open the window and not sure what the best and most cost effective way forward is. Will I need a new motor or can they be repaired? Also I read that sometimes it may just be the clips so should I try this first? I would appreciate some advice as I am used to having company cars and therefore not very good with mechanical issues. Been working on recovering from my husband having an affair for a month now. This past weekend was great - until last night. He's been with 4 women total in his life (he's 54), including this last one. He told me that he told this other woman from the beginning that he would not leave me - and she was ok with that. It ended very badly between them and now he wants to move forward with me. When we talked openly about Saturday night, he basically said that she was a big mistake. Throughout the conversation, I said at one point that he really only had 3 loves of his life: His 1st girlfriend, his ex-wife and me. He agreed. Yes last night, while we were eating dinner he made a comment about the other woman in which he was now including her as one of his loves, because he’s not the type to use woman. So I asked him "what kind of man tells a woman from the get go, that he will not leave his wife for her, she agrees and they have sex?" That did it. The rest of the night was full of silence & avoidance. At one point, I searched for him & stretched my hand out to him - he refused it & told me that it was over - he couldn’t do this anymore. I got pissed and through the garage door open, searching for a piece of luggage. I've reached my end as well. When he saw what I was doing, he came to me & started crying. He couldn't believe that I would leave. WE talked more & I didn't leave. Usually at night when we go to bed, he'll rub his foot on mine several times during the night. Last night he didn't. And he was in a pissy mood this morning. Told me it takes 10 positives to get through 1 negative. I agreed & he left. So why am I feeling like I brought this down on us? I know he had the affair and he has taken responsibility for it and is making great strides to repair what has happened. For those of you asking - he told me about the affair. And to this day, he regrets telling me. Tells me that he could have hidden because I had no idea it was going on.I am committed to making this marriage work. I do not want a divorce & neither does he. It just sucks being in this position. Any ideas on how to move forward? We are scheduled to go to counseling July 22, 2010. That's a long time to go - but it's the first available appointment. My husband will be fully vested with his company this December. Although he says he will go to counseling, I feel guilty because he says if we go, he has to tell his company why we're going and that he will lose his security clearance because of it. So close to being vested and this counseling could take all that away. We're talking financial security here. I remind him that he had the choice to say no and what he was risking - yet I still feel bad if I want to go forward with counseling. He would have to divulge his personal business because he works in a high security area & she (the one he had the affair with) does not. It is a breech of security and both could possibly lose their jobs because of this. He's been there for 32 years. moreResolved Question: how to talk to a landlord?
okay so im 21 and i just moved out of my moms home got a job and all that jazz. the place im renting is a four bedroom duplex / town home. there are three other women renting the other rooms. we each have a month to month lease with him for the rooms were renting. well he used to live in this house like 20 years ago and he still gets some mail here (just not the water and electric bill.) and he stors a bunch of shit around the hous in the cupboards. so any ways when i came to see the place it looked okay and he had said he was doing minor repairs that had popped out when the last tenant got evicted. the garage were apparently not allowed to use cuz he has junk in there from all his other properties. we also have a small problem with him showing up at odd random hours of the day. also he has copies of all the room keys and a few days ago I came home and my door was unlocked the lady in the other room was gone for a week and he had been in her room two she sets up boobie traps to see if some one open's the door. so i have written him a small not that were all going to sign and i wanted to know if it was okay or if i should add some leagal words. heres the note It would be very appreciated if you could let us know beforehand when you are coming over, if your mail is the only reason for your visits we will gladly place the mail in the garage for you. We also ask that you respect our privacy and not enter nor open the doors to our rooms. If it isn’t to much trouble we ask that you please post a copy of the water and electric bill when you post the rent. so is it good to print or do you guys have any remarks i should add? moreResolved Question: Just moved out of my house and my landlords are screwing us over big time.. Can i get input?
So, Last September i moved into an off campus house. Upon moving into the house it was FILTHY. So many things needed to be repaired throughout the house as well. For the first two months of living there, my roommates and I had to deal with the property manager being there everyday doing repairs which was inconvenient. We asked numerous times for a cleaning service to come but our landlords never got one and they said " we are dentists, you guys are just college students these conditions are live able you guys are just being high maintenance". We ended up giving up and just sucked it up and cleaned the house ourselves. We had a problem with rats throughout the year and after telling the landlord he never got an exterminator and instead just covered up holes in the garage etc. We also found needles in one of the drawers to the bathroom and after telling the property manager all he said was "it's probably from your landlords steroid usage". We never brought this up to the landlords, and just with gloves placed them in a plastic bag. When it came time to move out in may I did the final walk through with the landlords and there were a FEW things they said may come out of the security deposit such as a broken door lock, and a little bit of damage to a stove top, etc. They claimed the house was kept in good condition and there were a little big of stains on the carpeting and that hopefully it would come out with cleaning etc. I just got a letter today with our security deposit back etc. In the letter it claims they have taken from our security deposit : 350 for a cleaning service, 400 for carpet cleaning, 250 for landscaping, etc. No where on the lease says we are responsible for cleaning services after moving out and we never had one when we originally moved in. We have pictures of the conditions of the house when we moved in. Is there anything we can do to get more of our security deposit back? moreResolved Question: Why do we have to live like this in a crud house?
It's me and my mom. Our home is seriously in need of repair and we are low on cash, therefore making it possible out of reach. The main problem is plumbing. Ever since 2005, we haven't been able to take a proper bath. We do take showers, but when we are done, it's like we need another because the water doesn't drain AT ALL, so we have to use a bucket and dump it into the bathroom sink. That caused another problem so we just had to spend $400 (was quoted $800 by John Moore, but we got a handyman instead) to fix the pipes under the sink. They already had a hole I'm sure (the house is over 50 years old) but it got to the point where it just broke off and we couldn't even wash our hands, brush or teeth, or wash our face! We had to do it in the kitchen, which sucks too because it backs up after 5 seconds. We have to go to the washateria every 2 weeks, even though we have a washer/dryer, b/c it backs up into the kitchen too. Can't forget about the toilet since it likes to overflow, or at least act like its going to when you flush. Add on this onto a window A/C unit that barely keeps you cool, a collapsing garage roof, a crappy screen door, and the constant threat of roaches, we might as well be living outside. We don't even have a proper oven b/c the gas man came one time several years back and said it was leaking gas so he turned it off. We only had enough cash to buy one of those single burners and a table top stove. It's embarrassing, and we refuse to invite people over b/c of all this. That's shameful and makes me want to die. And right when we think we have enough money to get anything fixed, my mom loses her job. I only make min wage as a student worker as I don't have much time to work as a nursing student. I go to school on public transportation, riding for 90 min or so b/c she or I can't afford a car for me. The house it paid for. My mom grew up here as a child and took care of her mom after my grandfather died. the house just got passed down. I guess we're still here b/c of the lack of house notes/rent, but now is time to go. who stays in a house for 40 something years? It's in a low income neighborhood with recent revitalization. She hopes that we move with my salary into a newer foreclosure home when I'm through with school and sell this house to the people that buy ugly houses. I hope that's a good plan b/c this is the pits.Sorry. The real question is how many other people live this way? It seems like even people on section 8 have better places. My computer wouldn't make a bit of difference when the house would cost upwards of $3000 to fix. Its a budget PC that I needed for school. Everythings just been downhill since the early 2000s. moreResolved Question: A 5cm long 2mm deep cut on my Toyota Prius back plastic bumper, how to repair?

Hi there, My bf has a 1995 Subaru Impreza 1.6 LX Automatic, which has been imported... It's just been in for a full service, and the garage said it's been fitted with the wrong radiator, (quote £300+) and one of the shock absorbers is leaking, (also quoted £300+). The service was £170, and it also needs all the brakes doing, as they're down to the bare metal. It's got about 65k on the clock mileage-wise, and he bought it for £200. It's got the WRX body kit on it, and a few key scratches... The driver's side door only locks from the inside cos it's been broken into, and one of the back doors doesn't open at all. Does anyone have experience with this? moreVoting Question: Can mold continue to grow in insulation even after the moisture/leak factor is removed?
About four months ago the PVC pipe that leads from our shower drain developed a hairline crack. All of our drain pipes run between the floor joist under the sub-floor in our basement, then tie into the city sewer line, so the leak was not hard to get to. I removed all the roll type insulation from between the floor joists that came in contact with the leak, placed it to the side and fashioned a makeshift drain so water from the cracked pipe wouldn’t get the sub-flooring or any other wood around it wet. Once the leak was repaired, the repairman placed the insulation I had removed back in place, as it had long dried out and didn’t think anything else about it. About a month later we noticed a bad odor in the basement and it continued it get worse. We were just sure a mouse got in and died somewhere or maybe the neighbor’s cat got into the basement and urinated on the basement walls. We couldn’t find either or pinpoint where the smell was coming from. This weekend I was going to find that smell, so I removed the insulation that was put back into place after the leak. In between the blanket layers the insulation had turned black. The color change wasn’t apparent looking up at the 24” thick insulation, it had to be removed to see. The “black” area in the insulation was not wet or even damp, nor was the fixed drain pipe or the sub-flooring. There’s no “black” mold growing on the sub-flooring either. But the bad insulation smells like a cat has been using the insulation as his own personal bathroom for a year. The backing of the insulation is pushed up against the sub-floor and held in place with "pics", or small stiff metal wires that are held into place by pressure when bent and placed between two floor joists. There is no way the “pics” could support the weight of anything moving around between the sub-floor and insulation. Our basement is not a fully enclosed type basement. Only one wall is completely under ground and the basement has six windows and two garage doors, which are opened daily to remove the cars or gain access to the backyard. The only time we have a "moisture problem" is when it rains 3 or more inches at one time, which is not often in this part of North Carolina. When it rains, the one wall that is completely underground feels cool to the touch, but there’s no storm water leaks. If the basement starts to get that undgerground smell, we just turn on the ceiling fans in the basement open the windows and within a hour smell is gone. The basement is not finished, just brick walls and concrete floors. Sorry back to the “black” insulation. Can mold continue to grow in insulation even after the moisture/leak factor is removed? My wife is convinced we have mice living in the insulation, though there is absolutely no tell-tale sign of mice. No beds or dropping. Mice would have already moved up to our living space if we had them, as we are sticklers about storing or having anything edible in the basement. Even grass seed is kept in an air tight Rubbermaid container. Plus none of the DeCon is missing. I understand that this is a lot of information to process, but I wanted to give as must information as possible hoping that someone can help me diagnosed the problem before the wife freaks out and wants to replace all the insulation in a 1,700 sq. foot basement. Thanks. moreResolved Question: Will Homeowners Insurance and / or city give me trouble if I buy an 55 yr old home with following?

Advice?
I am looking to purchase the home I currently live in and renting. I have resided at this location for over 3 years, and wish to remain for many more years to come for the sake of my children's schooling. (Great schools in the area!) A main concern of mine is the large security deposit I put down at the beginning of my rental agreement. My landlord is refusing to give me the security deposit back in full, telling me I may only get partial. Considering I am purchasing the house, I am a bit confused as to why. I have researched the laws in Texas regarding tenant rights and have not come across anything regarding information in relation to my issue. If anyone has any information that may be useful for me to argue my right to receive my full deposit back, or if you know I am completely out of luck, please share. (Let me add that I have only called my landlord a few times for non-working or broken items. My husband is very handy and fixes most of the things needing to be fixed - at our expense. Ex: Our garage door motor went out some time ago, which we did notify him of, but said it wasn't important to us to have it fixed. Of course by saying so, he never had it repaired. Another example: Recently our A/C went out, which we did call him for. When the service tech came out, he said the unit would have to be replaced. I am very grateful for my employer, because due to the line of work I am in, I was able to get a brand new unit for nothing, (a $4000 unit for nothing)...something I did not have to do. I basically "upped" the value of his home, and all I received in return was 1/2 a months rent off for 2 months.) Please advise.I have gone in to contract with him to purchase the house. The money held as a security deposit is for in the event we damage the house. The contract states it is for a security deposit to be used toward these repairs, if necessary. It does not state 1st and last months rent anywhere in relation to the deposit. moreResolved Question: Have you ever seen any idiot sightings?
IDIOT SIGHTING: We had to have the garage door repaired. The Sears repairman told us that one of our problems was that we did not have a 'large' enough motor on the opener. I thought for a minute, and said that we had the largest one Sears made at that time, a 1/2 horsepower. He shook his head and said, "Lady, you need a 1/4 horsepower." I responded that 1/2 was larger than 1/4. He said, "NO, it's not... Four is larger than two..." We haven't used Sears repair since. IDIOT SIGHTING: My daughter and I went through the McDonald's take-out window and I gave the clerk a $5 bill. Our total was $4.25, so I also handed her a quarter. She said, "You gave me too much money." I said, "Yes I know, but this way you can just give me a dollar bill back." She sighed and went to get the manager who asked me to repeat my request. I did so, and he handed me back the quarter, and said "We're sorry but we cannot do that kind of thing." The clerk then proceeded to give me back $1 and 75 cents in change... Do not confuse the clerks at McDonald's. IDIOT SIGHTING: I live in a semi rural area. We recently had a new neighbor call the local township administrative office to request the removal of the DEER CROSSING sign on our road... The reason: "Too many deer are being hit by cars out here! I don't think this is a good place for them to be crossing anymore." IDIOT SIGHTING: I was at the airport, checking in at the gate when an airport employee asked, "Has anyone put anything in your baggage without your knowledge?" To which I replied, "If it was without my knowledge, how would I know?" He smiled knowingly and nodded, "That's why we ask." IDIOT SIGHTING: The stoplight on the corner buzzes when it's safe to cross the street. I was crossing with an intellectually challenged coworker of mine. She asked if I knew what the buzzer was for. I explained that it signals blind people when the light is red. Appalled, she responded, "What on earth are blind people doing driving?!" (She was a probation officer in Wichita , KS ) IDIOT SIGHTING: I work with an individual who plugged her power strip back into itself and for the sake of her life, couldn't understand why her system would not turn on... A deputy with the Dallas County Sheriff's office, no less!! IDIOT SIGHTING: When my husband and I arrived at an automobile dealership to pick up our car, we were told the keys had been locked in it. We went to the service department and found a mechanic working feverishly to unlock the driver side door... As I watched from the passenger side, I instinctively tried the door handle and discovered that it was unlocked. "Hey," I announced to the technician, "It's open!" His reply, "I know. I already got that side. This was at the Ford dealership in Canton , MS IDIOT SIGHTINGS: When I left Hawaii and was transferred to Florida , I still had the Hawaiian plates on my car, as my car was shipped from Hawaii . I was parking somewhere (I can't remember) and a guy asked me "Wow, you drove from Hawaii to here?" I looked at him and quickly said "Yep. I took the Hawaii/San Francisco Bridge". He nodded his head and said, "Cool"! moreResolved Question: Is tenant or owner responsible when a garage door is broken?
Last Nov 2009 my son closed his garage door and his bike was in the way. The garage door, whose sensors were obviously not working properly, cruched down around the bike and wa damaged beyond repair. I rent a home that is 4 years old through a realtor company. They fixed the garage door and now they are telling me I am responsible for all the damages. I have reviewed the terms of my lease and it does state that teneant is responsible for damage beyond normal wear and tear. My thoughts though are the fact that any properly working brand new garage door would have went back up ehen it sensed it was near something let alone when it hit something. I have offered to pay for half of this in order to avoid any drama and reknew my lease which is almost up. I have sent them payment in the amount of 100 to avoid them taking a lawsuit out on me. They arent even happy with setting up a payment plan and taking payments. And I would consult a lawyer at this point and in my last email to them I did state that I felt the garage door had not been working properly because it would not have allowed for it to continue going down if something was in the way. they have no response yet and I have waited for another week. I am jsut wondering what would a judge say if they decided to sue me over this? The realtor company did under pressure tell me it was them that paid the cost of the replacment garage door but I am unsure if the owner was charged and perhaps rent money was witheld from the owner. I am also unclear as to what her homeownders deductible is and per my landlord shes not required to pay anything because I am completly at fault. (BUT my landlor is shady shady and corporote run....Am i really at fault if a garge door in the home I rent in isnt working properly??) So It is still unclear who it would be suing me or if my lease will be reknewed. I have told them I would pay them $500 immediately if they well say thats complete and they will also reknew my lease, which is up next month. Thoughts? Advice? I am awaiting their reply back now and am just so frustrated at this point. moreResolved Question: What can I do to get my Security Deposit back?
My landlord is looking to take the most out of m deposit and I would like to know if she is right. I paid for the cleaning service, carpet cleaning, a handyman to repair nail holes, touch up paint, the lawn to be cut, a new air filter and also a water filter for fridge that she made me. Now she is sending another list - the kitchen faucet was too stiff so she bought a new one. The whirpool tub is not working, although we never used it. One of the stove burners are not working. The garage door opener batteries are out (although we never used them). The light is out on the porch and she re-mulched the flower beds because apparently I didn't do a good enough job. And some of the door stoppers are missing. Am I seriously responsible for all of this? What falls under "normal wear and tear?" moreResolved Question: It's the middle of the week again. Does anybody have a good joke to help us get through to the weekend?
Here is an old one I received at least three years ago. Subject How do these people survive??? ONE Recently, when I went to McDonald's I saw on the menu that you could have an order of 6, 9 or 12 Chicken McNuggets. I asked for a half dozen nuggets. "We don't have half dozen nuggets," said the teenager at the counter. "You don't?" I replied. "We only have six, nine, or twelve," was the reply. "So I can't order a half dozen nuggets, but I can order six?" "That's right." So I shook my head and ordered six McNuggets. TWO I was checking out at the local Wal-Mart with just a few items and the lady behind me put her things on the belt close to mine. I picked up one of those "dividers" that they keep by the cash register and placed it between our things so they wouldn't get mixed. After the girl had scanned all of my items, she picked up the "divider," looking it all over for the bar code so she could scan it. Not finding the bar code she said to me, "Do you know how much this is?" I said to her "I've changed my mind, I don't think I'll buy that today." She said "OK," and I paid her for the things and left. She had no clue to what had just happened. THREE A lady at work was seen putting a credit card into her floppy drive and pulling it out very quickly. When I inquired as to what she was doing, she said she was shopping on the Internet and they kept asking for a credit card number, so she was using the ATM "thingy." FOUR I recently saw a distraught young lady weeping beside her car. "Do you need some help?" I asked. She replied, "I knew I should have replaced the battery to this remote door unlocker. Now I can't get into my car. Do you think they (pointing to a distant convenience store) would have a battery to fit this?" "Hmmm, I dunno. Do you have an alarm, too?" I asked. "No, just this remote thingy," she answered, handing it and the car keys to me. As I took the key and manually unlocked the door, I replied, "Why don't you drive over there and check about the batteries? Her reply was, "It's a long walk." FIVE Several years ago, we had an Intern who was none too swift. One day she was typing and turned to a secretary and said, "I'm almost out of typing paper. What do I do?" "Just use copier machine paper," the secretary told her. With that, the intern took her last remaining blank piece of paper, put it on the photocopier and proceeded to make five "blank" copies. SIX I was in a car dealership a while ago, when a large motor home was towed into the garage. The front of the vehicle was in dire need of repair and the whole thing generally looked like an extra in "Twister." I asked the manager what had happened. He told me that the driver had set the "Cruise Control" and then went in the back to make a tuna sandwich. SEVEN My neighbor works in the operations department in the central office of a large bank. Employees in the field call him when they have problems with their computers. One night he got a call from a woman in one of the branch banks who had this question: "I've got smoke coming from the back of my terminal. Do you guys have a fire downtown?" EIGHT Police in Radnor, Pa., interrogated a suspect by placing a metal colander on his head and connecting it with wires to a photocopy machine. The message "He's lying" was placed in the copier, and police pressed the copy button each time they thought the suspect wasn't telling the truth. Believing the "lie detector" was working, the suspect confessed. NINE A mother calls 911 very worried asking the dispatcher if she needs to take her kid to the emergency room, the kid was eating ants, the dispatcher tells her to give the kid some Benadryl and should be fine, the mother says, I just gave him some ant killer.....Dispatcher: Rush him in to Emergency! "Life is Tough. It's Tougher if you're Stupid." If you are kind, people may take advantage of you ? be kind anyway. If you are trusting, people may try to cheat you? be trusting anyway. If you are happy, people may become jealous? be happy anyway." Mother Theresa moreWelcome to Repair Garage Door News
